Boerne Trade Area Gap Analysis 2018

The Boehm Team of Keller Williams Realty recently participated in a preliminary meeting of the Boerne Kendall County Economic Development Corporation. Participants included members of the Boerne and Kendall County private business community. Also included in the meeting was the City of Boerne, Kendall County, Boerne-ISD, GVTC, and others. Topics ranged from the area’s Growth, Mobility, Quality of Life, to the overall Economy.
Agreement was reached that Texas has a very strong economy, and many communities the size of Boerne and Kendall County are experiencing growth. With this growth comes the need to plan in order to manage mobility and traffic, as well as maintain quality of life. Details were discussed about what our community should look and feel like in the future. Also discussed were what types of businesses and employers are needed in the area in order to accomplish this. Given the Texas Hill Country’s uniqueness, what businesses are sustainable to both attract and retain.
The Boehm Team of Keller Williams Boerne is excited to announce the new lease for Airrosti Rehab Centers at 1018 River Road, Boerne, TX 78006. Airrosti has leased 2,000 sqft of space in the center that already hosts Keller Williams Boerne and Anytime Fitness. Construction will begin by the end of the year, with a tentative move-in date scheduled for March or April 2019. According to Airrosti’s website, they are “A safe and highly effective alternative to surgery, pain management, and long term chiropractic or physical therapy treatment programs.”
Glen Boehm was the leasing agent for the transaction. Glen commented, “We are excited to have Airrosti Rehab Centers as neighbors. They are a great fit for the center. The eastern section of Boerne is growing, and services like Airrosti’s is much needed. Once completed, Airrosti will have a state-of-the-art rehab center very near the intersection of River Road and Herff Road. We are very pleased to announce that this multi-year transaction completes the leasing at 1018 River Road”

The national firm of Edward Jones Investments caps off a very busy few months of leasing at Seven Oaks Business Park, located at 138 Old San Antonio Rd., Boerne, TX 78006. Edward Jones Investments will soon open a new 1083 square foot office at Seven Oaks.
Glen Boehm of Keller Williams Boerne stated, “Although Seven Oaks has traditionally been a medical office community, the 1083 square foot spaces that are ‘move-in ready’ have generated a firestorm of interest. Edward Jones is just one of a handful of companies who have recently signed new leases at Seven Oaks. Others include Texas Independent Insurance Brokers, LLC, Michelle D Blake, CPA, and Tres Bella Salon.”
Tres Bella Salon has operated in Boerne Texas for nine years. The salon is currently operating very near Main St. Tres Bella Salon’s Facebook page recently announced, “NEW LOCATION COMING IN 2019! Trés Bella Salon is delighted to announce…With 2019 being our 10-year Anniversary…Our new location will be – 138 Old San Antonio Rd. Suite #506, Boerne, TX 78006.”
Glen Boehm additional insight, “Interest in Seven Oaks remains very strong. We have several potential tenants looking at more of the 1083 square feet move-in ready product. We are close to beginning build-out on new spaces in the 500 building. Additionally, we have potential tenants looking at 3000, 4000 and more square feet of space. We are very close to signing new prospects who will soon have the address of 138 Old San Antonio Rd., Boerne, Texas.”
