Endeavors Gives Back to Veterans

On November 8th, 2019 Endeavors along with the Cohen Veterans Network broke ground on a new Veteran Wellness Center. The center, opening late 2020, will be the first of its kind in Texas.  It will also be a new location for the Steven A. Cohen Military Family Clinic.

The Wellness Center focus will be on providing comprehensive integrated health services. These health services will support daily wellness choices of any era veteran as well as their family. The Steven A. Cohen Military Family Clinic provides care for post 9/11 veterans and their families.

Texas has the second largest population of Veterans of any state in the U.S. It is estimated that by 2020, Texas will pass the state of California’s Veteran population. “As a 28 year Veteran myself, one of the many things that attracted me to Endeavors was the incredible support and services we provide Veterans and their families in need. The Wellness Center represents a first in Texas to provide integrated wellness services to those who have sacrificed so much already and I am privileged and honored to be a part of it,” said Chip Fulghum, Endeavors Chief Operating Officer.

The target population for the Wellness Center is any era Veteran and their families. Services will include long-term therapy, medication management, primary care, dental services, physical and occupational therapy, nutritional services, massage, acupuncture, yoga & tai chi and more.

Endeavors Expanding De Zavala Headquarters

Endeavors is expanding their De Zavala Road campus with the recent purchase of the neighboring building at 6333 De Zavala Road, San Antonio, TX 78249.  The purchase included approximately 10,360 of current retail space, and 1.19 acres of land near the intersection of De Zavala Road and Bristlewood.

Glen Boehm of The Boehm Team of Keller Williams Commercial represented Endeavors in the purchase.  Glen was quoted, “In late 2015, Endeavors purchased nearly two acres of land and a nearly 18,000 square foot building at 6363 De Zavala Road.  With the growth in Endeavors services, and a desire to consolidate some of the operations, purchasing the neighboring location made sense.  Endeavors is excited about the opportunity to expand their campus. This consolidation and expansion will help Endeavors to serve the San Antonio community in a greater capacity.”

AT&T Wireless Coming Soon to San Benito, Texas

February 20th, 2019 – AT&T

AT&T Wireless has signed a deal to lease approximately 2,400 square feet of commercial retail space in the San Benito Plaza  located at 1145 Ross Road, San Benito, TX.  Also in the San Benito Plaza retail center is Sally Beauty, Game Stop, CATO, Rudy’s Furniture and more. This retail center is anchored by Walmart. HEB is also right across the street.

Boerne Kendall County Economic Development Corporation Meeting

The Boehm Team of Keller Williams Realty recently participated in a preliminary meeting of the Boerne Kendall County Economic Development Corporation.  Participants included members of the Boerne and Kendall County private business community. Also included in the meeting was the City of Boerne, Kendall County, Boerne-ISD, GVTC, and others.  Topics ranged from the area’s Growth, Mobility, Quality of Life, to the overall Economy.

Agreement was reached that Texas has a very strong economy, and many communities the size of Boerne and Kendall County are experiencing growth.  With this growth comes the need to plan in order to manage mobility and traffic, as well as maintain quality of life.  Details were discussed about what our community should look and feel like in the future. Also discussed were what types of businesses and employers are needed in the area in order to accomplish this.  Given the Texas Hill Country’s uniqueness, what businesses are sustainable to both attract and retain.

AT&T Wireless Coming Soon to 3020 Broadway, San Antonio, TX

Recent national headlines declared, “AT&T’s Expands Footprint with 1,000 Phone Stores – and a Coffee Shop.”  True to form, AT&T Wireless recently agreed to lease nearly 1,500 square feet of commercial retail space at 3020 Broadway St., San Antonio, TX.  The location is very near downtown, in the shadow of the Pearl Brewery Development and right on the ever growing Broadway corridor.

The AT&T retail partner is excited about this opportunity, and looks forward to serving Pearl area residents and businesses.  As the recent article noted, “it’s part of the communication company’s aggressive strategy to ‘have one of the fastest-growing retail footprints’ in the United States. In addition to the coffee shop, the company plans to open more than 1,000 traditional retail stores in the next 15 months across the country.”

AT&T is seeking numerous locations in the Houston, San Antonio, and South Texas areas.  They are seeking spaces ranging from 900 square feet to as large as 3500 square feet.

The national firm of Edward Jones Investments caps off a very busy few months of leasing at Seven Oaks Business Park, located at 138 Old San Antonio Rd., Boerne, TX 78006.  Edward Jones Investments will soon open a new 1083 square foot office at Seven Oaks.

Site Selection for Texas Commercial Real Estate

What is the most important aspect of selecting a site for your business?  Well, the answer is clearly Location.  Let’s talk briefly about LOCATION or “Site Selection” for a business.

Here is a list of critical items to consider.

  1. Representation
  2. Employees
  3. Customers
  4. Suppliers
  5. Competition
  6. Accessibility
  7. Other Factors

Representation

Having the correct representation is very important.  Even more, after a decade of both tenant and landlord, we have learned how important representation is.  Having the best representative in your real estate transaction is critical.  I recently read an article that has a great quote. “There is a plethora of information on the Internet.  This has given buyers a ‘false sense’ that they know it all and perhaps don’t need representation.” Having a solid and experienced representation is critical to success – brokerage, legal, accounting, insurance, engineer, etc.

Employees

One might say, “Why not start out with customers?” Customers are EXTREMELY important.  No argument on that.  As a result, a business owner needs a good balance of both well trained and dedicated employees as well as loyal customers. Zig Ziglar said, “There is only one thing worse than training employees and losing them and that’s not training them and keeping them.”  However, there are BOOKS and BOOKS on this single subject.  Employee satisfaction is very important to the success of any business. All of the factors that impact your employees should be considered when seeking space.

Customers

OK. Time to get to the ones who pay for products and services.  This paragraph could just as easily come first.  Truly, customers will always consider location critical when patronizing a business.  Think about the experiences in life…doctor, dry cleaners, restaurants, day care, CPA, dentist, Attorney, etc.  Today’s digital age allows for a wider range of options, but proximity to customers is still paramount.  Sure, some will travel completely “off the grid” to patronize certain businesses., however, common sense tells us that there are better and more customer interactions with great proximity.

Suppliers

“One does not try to invade Russia in the winter.”  This statement was well known and  was also proven in early world military history. Why?  Supply line interruption.  Many military battles have been won by interrupting the supply of the enemy.  Therefore, a well established proximity to suppliers is critical in both military and business success.

Competition

Giving a great deal of consideration to proximity to competition is also crucial.  Too close to competition, and one risks a fierce response. However, if you’re too far away, you might miss out on too many opportunities. It’s well advised to go through a comprehensive market study to identify the most profitable market segments.  Again, refer to the Representation section of this article.

Accessibility

This goes well beyond proximity to customers, employees, competitors, suppliers, etc.  Similarly, other accessibility factors like parking, ADA, traffic, mobility, and emergency routes are just a few to consider.  There are very successful business in this part of Texas that focus on having locations close to mass transit. Likewise, when being interviewed about this, the owner stated that it broadens their access to the number of employees considerably.

Other Factors

Other factors like weather, economy, political environment, lease vs. buy, space configuration, hidden costs, utility availability, etc. must be weighed before making a site selection decision.  Specifically, weather could provide a quick analysis.  One day, a person very close to me moved from northwest Ohio to Texas.  After a “harsh” Texas winter, they discover the heated mitten that also has a built-in ice scraper in the trunk of their car.  Although the heated ice scraper may be in high demand in northwest Ohio, not so much in Texas. Perhaps, the manufacturer and sales department for these ice scrapers can come up with a number of reasons to be in Texas – labor, politics, mobility (especially in winter), incentives, etc. Certainly, they would have to heavily weigh these against proximity to customers, distribution channels, suppliers, etc. in the north.
