STEMtastic is Coming to Boerne!

The Boehm Team is delighted to announce STEMtastic Boerne as the latest tenant at Sophia Circle (18 Scenic Loop Rd., Boerne, TX 78006).  According to Owner/Founder Janie Sellers, “STEMtastic Boerne is an educational company specializing in STEM curriculum (science, technology, engineering and math).  The goal will be to focus on students ages 8-14. STEMtastic Boerne will give participants the opportunity to deepen their problem solving skills by applying their knowledge through challenging courses.  Some of these challenges will include: robotics, drones, game and App design, and graphic design with 3D printers.”

Top Three Notes for Kendall County Retail Properties 2Q2018:

1-The report shows very little new delivery with a lot of absorption leading up to 2nd Quarter 2018.  More demand and little supply leads to the report showing little to no retail available in 2Q2018.  This level of demand is supported by the Boerne Kendall County EDC’s 2018 Retail Report.

2-The “Quoted Rental Rates” in the report is NOT representative of Boerne (the largest Kendall County Market).  Retail rates hover in the mid-20’s with a couple of projects quoting $30 PSF with $8.50 NNN.  Yes! Quoted is nearly a double digit NNN.  Prediction – those two projects will hit double digit NNN rates by 2020.  Average Boerne Retail Properties have NNN rates in the $4 – $6 range.

3-The report doesn’t accurately display it, but there is a lot of retail space coming to the market between 2Q2018 and 2020.  The race is on between Apartments and Retail to see which sector hits the “flooded market” stage first.  The key to success right now with Kendall County Retail Properties is have the “Right” product on the market (see The Village at 32 Herff below).

Shining Star for Kendall County Retail in 2018 – The Village at 32 Herff – As earlier reported by The Boerne Business Monthly and The Boehm Team, The Village at 32 Herff leased up nearly all of it’s approximately 10,000+/- SF of retail space within 90 days!

It may appear that Kendall County industrial properties are abundant – too much even.  However, this could not be further from the truth.  There is one large industrial building in Comfort, Texas that skews the report.  Unfortunately, we could use 75% of that space in Boerne, Texas right now.  It would be easy to say Kendall County industrial is “feast” or “famine” right now.  In Comfort, there is entirely too much space.  However, Boerne industrial space is at the “famine” stage!

The market has recently absorbed quite a lot of industrial space, considering the size of the market.  One of the largest recent industrial deals was a 5,000 SF space in one of our industrial areas.  Also, our team receives numerous calls from clients wanting to purchase industrial properties in Kendall County.

Luckily, there is some relief on the horizon.  For example, The Boehm Team is personally involved in two industrial projects getting close to breaking ground. Similarly, there are a few other projects coming to the market soon.

Kendall County Office Properties 2Q2018 report displays some abundance in the market.  This is true.  Mainly due to the 32,500 SF of space at 138 Old San Antonio Rd. Boerne Texas that came online at the beginning of the year.  However, as The Boehm Team is glad to report that 4-5 new leases have recently been completed.  A lot of the success at Seven Oaks has to do with the 1083 SF “move-in ready” spaces in building 200.  Expect to see more in the near future in building 500.

What appears to be a drop in rates throughout the year isn’t a concern.  Some of the recent deals were 7 and 10 year deals with rents in years 1-3 in the $20 PSF range.

The medical office property will soon be at an abundance in Boerne.  The new medical office building in SoB0 (South Boerne) will be coming online soon.  Similarly, there is still some empty space in the Methodist medical building.  A couple of recent relocations has some available space on the market as well.

In summary, the Kendall County Office Properties in 2Q2018 was a healthy market.  Boerne Texas Office Properties is obviously the major driver.  But, growth continues in the northern part of Kendall County.  With this growth will come more demand for Commercial Properties in Kendall County.

What is the most important aspect of selecting a site for your business?  Well, the answer is clearly Location.  Let’s talk briefly about LOCATION or “Site Selection” for a business.

Here is a list of critical items to consider.

  1. Representation
  2. Employees
  3. Customers
  4. Suppliers
  5. Competition
  6. Accessibility
  7. Other Factors

Representation

Having the correct representation is very important.  Even more, after a decade of both tenant and landlord, we have learned how important representation is.  Having the best representative in your real estate transaction is critical.  I recently read an article that has a great quote. “There is a plethora of information on the Internet.  This has given buyers a ‘false sense’ that they know it all and perhaps don’t need representation.” Having a solid and experienced representation is critical to success – brokerage, legal, accounting, insurance, engineer, etc.

Employees

One might say, “Why not start out with customers?” Customers are EXTREMELY important.  No argument on that.  As a result, a business owner needs a good balance of both well trained and dedicated employees as well as loyal customers. Zig Ziglar said, “There is only one thing worse than training employees and losing them and that’s not training them and keeping them.”  However, there are BOOKS and BOOKS on this single subject.  Employee satisfaction is very important to the success of any business. All of the factors that impact your employees should be considered when seeking space.

Customers

OK. Time to get to the ones who pay for products and services.  This paragraph could just as easily come first.  Truly, customers will always consider location critical when patronizing a business.  Think about the experiences in life…doctor, dry cleaners, restaurants, day care, CPA, dentist, Attorney, etc.  Today’s digital age allows for a wider range of options, but proximity to customers is still paramount.  Sure, some will travel completely “off the grid” to patronize certain businesses., however, common sense tells us that there are better and more customer interactions with great proximity.

Suppliers

“One does not try to invade Russia in the winter.”  This statement was well known and  was also proven in early world military history. Why?  Supply line interruption.  Many military battles have been won by interrupting the supply of the enemy.  Therefore, a well established proximity to suppliers is critical in both military and business success.

Competition

Giving a great deal of consideration to proximity to competition is also crucial.  Too close to competition, and one risks a fierce response. However, if you’re too far away, you might miss out on too many opportunities. It’s well advised to go through a comprehensive market study to identify the most profitable market segments.  Again, refer to the Representation section of this article.

Accessibility

This goes well beyond proximity to customers, employees, competitors, suppliers, etc.  Similarly, other accessibility factors like parking, ADA, traffic, mobility, and emergency routes are just a few to consider.  There are very successful business in this part of Texas that focus on having locations close to mass transit. Likewise, when being interviewed about this, the owner stated that it broadens their access to the number of employees considerably.

Other Factors

Other factors like weather, economy, political environment, lease vs. buy, space configuration, hidden costs, utility availability, etc. must be weighed before making a site selection decision.  Specifically, weather could provide a quick analysis.  One day, a person very close to me moved from northwest Ohio to Texas.  After a “harsh” Texas winter, they discover the heated mitten that also has a built-in ice scraper in the trunk of their car.  Although the heated ice scraper may be in high demand in northwest Ohio, not so much in Texas. Perhaps, the manufacturer and sales department for these ice scrapers can come up with a number of reasons to be in Texas – labor, politics, mobility (especially in winter), incentives, etc. Certainly, they would have to heavily weigh these against proximity to customers, distribution channels, suppliers, etc. in the north.

New Boerne City Hall Groundbreaking

The groundbreaking for the new Boerne City Hall will take place at the Boerne City Campus May 10th at 10:00a.m.. Boerne City Hall will house over 10 departments. It also will serve as the City of Boerne Utilities headquarters and Boerne City Council Chambers.

Background. |  City Council approved the negotiation of an architectural and engineering services contract for the design of the new City Hall at the September 13, 2016 regularly scheduled City Council meeting.

The City is using the Construction Manager at Risk (CMR) process for the new City Hall project.  The City Council also approved an agreement with Lee Lewis Construction at the February 14, 2017 meeting.

City Council approved the issuance of Tax Notes to finance the new City Hall project.  With assistance from the city’s Bond Counsel, bids were accepted. In addition, Frost Bank pledged to provide the city with $22 million at a very favorable interest rate of 1.79%.
